Carpenters Cottage

Access Statement

Although warm, friendly and with Matlock and the countryside easily accessible to this 200 year old cottage, there are limitations to the property for anyone who uses a wheelchair or is unable to reach an upstairs bathroom.

The 2 designated car parking spaces in The Mill’s private car park are immediately behind the cottage, about 50 metres (54 yards) from the cottage door.  The route to the door is on a slight slope over gravel and small paving stones.  It is possible to stop a vehicle at the cottage door to unload but it is not possible to park outside the door for longer than a few minutes.  The ground is flat outside the cottage door, with a threshold step 15 cm (6 “) high to step into the property.  There are double doors 1.37 metres (1.5 yards) wide into a fairly spacious hall.

Light switches are 110 cm (3’ 10”) and door handles 1 metre (3’ 9”) from the floor throughout.

The ground floor has access to a living room, kitchen and stairs to the first floor.

The living room has 2 settees, a dining table with 6-8 chairs, a television on stand with DVD and Video players, a nest of 3 small tables and a standard lamp.  It would be tricky to manoeuvre a wheelchair but it could be done.

The kitchen includes a table and 4 chairs.  It would just be possible to manoeuvre a wheel chair.  The kitchen sink taps have levers.

There is no toilet downstairs.

Access to the garden is through double doors from the living room.  There is a 10 cm (4”) threshold step with an 18 cm (7”) drop on to south facing decking.  The decking is big enough to hold a table and 4 chairs and a wheelchair.  There are 8 steps down to the small walled garden.

To reach the first floor of the cottage from the entrance hall there are 13 steps each 19 cm (7.5”) high.  5 steps up with a banister rail on the right the stairs make a right angled turn to the right.  There are banister rails on each side of the stairs after the right turn.

The first floor has a landing leading to 3 bedrooms (1 en-suite) and a bathroom.

The main bathroom has a toilet, basin with levered taps and a full size bath with shower over, inside the bath.

The en-suite bedroom has a twin bed which can be made into a double or reduced to a single with one bed stored beneath.  There is access to both sides of each bed if used as a twin room or as a double and If used as a single bed there is very wide access round the bed.  The room also has a wardrobe, chest of drawers, chair and 2 bedside tables.

The en-suite has a toilet, basin with levered taps and a shower cubicle with electric shower.  There is a 30 cm (12”) step up into the shower cubicle.

The second bedroom has a double bed, wardrobe, small drawers and 2 bed side tables.  Access is limited in this room.  The access on each side of the bed is 38 cm (16”).

The third bedroom has a full sized single bed, a built in wardrobe, chair and a blanket box.  The blanket box could be moved if necessary to the en-suite bedroom.  If the blanket box is moved the room could take a wheelchair.
