Access Statement

A warm, friendly 200 year cottage with Matlock and the countryside easily accessible on foot, by car or public transport.

The 2 designated car parking spaces in The Mill’s private car park are immediately behind the cottage, about 50 metres (54 yards) from the cottage door.  The route to the door is on a slight slope over gravel and small paving stones.  It is possible to stop a vehicle at the cottage door to unload but it is not possible to park outside the door for longer than a few minutes.  The ground is flat outside the cottage door, with a threshold step 15 cm    (6 “) high to step into the property.  There are double doors 1.37 metres (1.5 yards) wide into an entrance hall 3.53 x 2.08 metres (11 feet 7inches x 6 feet 10 inches).

Light switches throughout the property are 110 cm (3’ 10”) and door handles 1 metre (3’ 9”) from the floor.

The ground floor has access to a hall, living room, kitchen and stairs to the first floor.

The living room 5.48 x 4.87 metres (18 feet x 16 feet) has 2 three seater settees, a dining table with 6-8 chairs, a television on stand, a DVD player, a nest of 3 small tables and a standard lamp.

The kitchen includes a table and 4 chairs.  The kitchen sink taps have levers.

The ground floor has no toilet or bathroom.

Access to the garden is through double doors from the living room.  There is a 10 cm (4”) threshold step with an 18 cm (7”) drop on to south facing decking.  The decking is big enough to hold a table and 4 chairs and a 2 seater bench.  There are 8 steps down to the small walled garden.

To reach the first floor of the cottage from the entrance hall there are 13 steps each 19 cm (7.5”) high. The first 5 steps have a banister rail on the right. The stairs then make a right angled turn.  There are banister rails on each side of the stairs after the right turn.

The first floor has a landing leading to 3 bedrooms (1 en-suite) and a bathroom.

The main bathroom has a toilet, basin with levered taps and a full size bath with shower over, inside the bath.

The en-suite bedroom 4.21 x 3.17 metres (13 feet 10 inches x 10 feet 5 inches) has twin beds which can be made into a double.  There is access to both sides of each bed if used as a twin room or as a double.  The room also has a wardrobe, chest of drawers, chair and 2 bedside tables.

The en-suite has a toilet, basin with levered taps and a shower cubicle with electric shower.  There is a 30 cm (12”) step up into the shower cubicle.

The second bedroom 2.13 x 3.65 metres (7 feet by 11 feet 5 inches) has a double bed, wardrobe, 2 drawers and 2 bed side tables. The access on each side of the bed is 38 cm (16”).

The third bedroom 2.13 x 3.65 metres (7 feet by 12 feet) has a full sized single bed, a built in wardrobe, chair and a blanket box.
